7 Signs Your Home May Need Rewiring

Electrical wiring does not last forever. Older cabling, connections and consumer units degrade over time and can become a genuine safety risk. Knowing the warning signs — and what to do about them — makes it much easier to catch a wiring problem before it becomes an emergency.

This guide covers the seven most common signs a property needs rewiring, what a rewire actually involves, and how to tell a minor fix from a job that needs the whole installation looked at.

1. Frequent Tripping

2. Flickering or Dimming Lights

Occasional flickering can be a loose bulb. Persistent flickering, especially when other appliances switch on, suggests a wiring or connection problem that's worth having checked before it affects more of the property.

3. Warm or Discoloured Sockets and Switches

Sockets or switch plates that feel warm, smell faintly of burning, or show scorch marks are a sign of a poor connection generating heat — this should be looked at promptly, since a connection generating heat can develop into a more serious fault.

4. Buzzing or Crackling Sounds

Wiring and connections should be silent. Any buzzing, crackling or humming from a socket, switch or consumer unit is worth investigating, since these sounds usually mean current is arcing across a poor connection rather than flowing cleanly.

5. An Old-Style Fuse Box

Relying heavily on extension leads and multi-plug adaptors throughout the home usually means the original wiring was designed for far fewer appliances than a modern household uses. This is often one of the clearest practical signs a property's wiring hasn't kept pace with how it's actually being used.

7. Rubber, Fabric or Lead-Sheathed Cable

Partial vs Full Rewire

Not every property needs every circuit replaced. Where only specific symptoms are present — a handful of outdated sockets, or one circuit that trips repeatedly — a partial rewire targeting just the affected areas can be enough. Where several of the signs above are present together, or the consumer unit itself is outdated, a full rewire is usually the more cost-effective option over time, since it avoids repeatedly returning to fix related issues one at a time.

How Long a Rewire Takes

A full rewire on an average terraced house typically takes several days to a week, depending on size and how much of the existing wiring needs tracing and replacing. Properties with easy access under floors and above ceilings are quicker than ones with solid floors or limited loft space, where more remedial building work is needed to reach and replace the cable.

Signs It's Time to Get an EICR First

If you're not sure whether what you're seeing adds up to a rewire or something smaller, an EICR is the right starting point. It gives a coded, professional assessment of exactly what's wrong, rather than guessing from symptoms alone, and the report becomes the basis for an accurate rewiring quote if one turns out to be needed.

What Happens If You Ignore These Signs

None of the seven signs above resolve themselves. A connection that's already generating heat tends to get worse under continued load, a fuse box that lacks modern protection stays that way until it's replaced, and old cable insulation continues to degrade regardless of whether it's currently causing a visible problem. Delaying action doesn't remove the underlying risk — it just means the eventual fix happens under more pressure, often after a trip, a scorch mark, or a failed EICR forces the issue.

Getting an Accurate Rewiring Quote

Because scope varies so much between a partial fix and a full rewire, the only reliable quote is one based on an actual assessment of the property rather than a generic price per room. Things that affect the price include the number of circuits, how accessible the floors and ceilings are, whether the consumer unit also needs replacing, and whether any of the outdated cable types mentioned above are present throughout the property or just in one area.

Rewiring in Older vs Newer London Properties

London's housing stock spans everything from Victorian terraces to post-war conversions and modern new-builds, and the likely scope of a rewire differs across them. Victorian and Edwardian properties often still have some original wiring behind later additions, meaning a rewire can uncover more than one generation of cabling as work progresses. Properties converted into flats sometimes have wiring that was adapted rather than properly separated when the conversion happened, which can complicate tracing which circuit belongs to which unit. Newer builds are less likely to need a full rewire, but individual circuits can still develop faults over time just like any other property.

Because a rewire already involves opening up walls, floors and ceilings, it's a practical opportunity to add improvements that would otherwise need separate, disruptive work later. What to Check Before Hiring an Electrician for a Rewire

Before agreeing to work, it's worth confirming the electrician is registered with a recognised body such as NICEIC or NAPIT, asking whether the quote includes making good plaster and decoration, and clarifying how long the property will be without power in each room during the works. Signs That Need Immediate Attention

While most of the signs above are worth booking an assessment for, a few warrant calling an electrician the same day rather than waiting: a burning smell with no obvious source, scorch marks around a socket or switch, or a consumer unit that's warm to the touch.
